RENTAL POLICIES
Read all information before applying!

We are an Equal Opportunity Housing provider. We comply with the federal Fair Housing Act. We do not discriminate against any person because of race, religion, sex, handicap, familial status, or national origin. We also comply with state and local fair housing laws.

  1. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in the apartment/house.

  2. Your monthly income must be at least two and one half times the monthly rent and your monthly obligations must not exceed 80% of your income.

  3. Each adult (18 years of age or over) must submit an Application for Rental. All questions on the application must be answered to determine rental approval. A $25.00 (per adult applicant) NON-REFUNDABLE FEE MUST ACCOMPANY EACH RENTAL APPLICATION FOR PROCESSING. (This includes the cost of a credit report from CBI Equifax or other credit information supplier and verifying information regarding rental history and employment history.)

CRITERIA FOR RENTAL APPROVAL

  1. Applicant(s) must fill out rental application completely. If applicants are applying as roommates, each applicant must be able to qualify individually for the financial responsibility of the unit. You will be denied rental if you misrepresent any information on the application. If misrepresentations are found after the rental/lease agreement is signed, your rental/lease agreement will be terminated.

  2. Applicant must consent to our review of a credit history as provided by Equifax or other credit information supplier. Applicant must have an acceptable credit rating (excellent or #1 for the previous year).

  3. Applicant must provide an acceptable unbiased rental reference for one year prior to the date of application.

  4. Applicant must submit two recent pay stubs from your current employer.

  5. If self employed, a copy of at least two years IRS tax returns must be submitted to verify income.

  6. Applicant must execute Austin Property Management's written lease agreement for the minimum term specified and agree you will abide by the rules of the rental unit and or neighborhood. You also agree to be responsible for your guests or visitors and not allow the same to violate any lease terms.

  7. You also agree that you, any member of your household, or your guests will not engage in illegal drug use, sale, manufacture, distribution, or other criminal activity on or about the property.

  8. In the event an applicant cannot satisfy the above requirements, applicant may provide references or other relevant information to Austin Property Management for consideration. Austin Property Management reserves the right to refuse to rent to any person who fails to meet the criteria and reserves the right to request additional prepayment or rent or security deposit.

  9. Pet Policy. If pets are accepted at the subject property, you will be asked to sign a "Pet Lease Addendum" that contains our restrictions relating to pets. A copy of our "Pet Lease Addendum" is available for review. If you are accepted, you will be required to pay an additional $200.00 refundable security deposit. A monthly rent premium of $25.00 will also be charged.
